Q. What is the first step in buying a house?
A. You need to get pre-qualified prior to looking at homes. This way, you will know how much home you can afford.
Q. Once I am pre-qualified, how do I get in to see the home?
A. Simple call the seller and schedule an appointment to see the home.
Q. How can I protect myself against the home being in poor condition?
A. Buyers can hire a home inspector who will inspect the home for structural faults and defects that affect the safety and value of the house. Home inspections are generally paid for by the buyer.
Q. What if the inspection report comes back with repairs that need to be made?
A. You can then negotiate with the seller on what they will fix for you prior to closing or possibly take a lesser price for the home so you can make the repairs yourself.
Q. How do buyers get an appraisal to determine if the home is worth the asking price?
A. Usually the buyer's mortgage lender will order an appraisal for you during the lending process. If the buyer wishes to get an official appraisal prior to making an offer, they can hire an independent appraiser. The buyer will be responsible for this payment to the appraiser should they decide to do this.
